How much are the property taxes?

Property taxes on 1 acre lots are approximately $80 per year. These will increase once the property has been developed with a cottage or house.

Is there a building time restriction?

No, there is no building time restriction.  Once you’ve bought the property, you can decide when you would like to build.  Currently the RM of Alonsa is reviewing the policy surrounding the type/size/style of home being considered/allowed for use on the lots. This includes on-site construction, RTM’s, mobile homes and modular homes.  R.V.s or trailers are allowed during the construction period and once a cottage or permanent residence is built on the property – so long as it’s your primary place of residence.

Additional Costs

All buyers will be responsible to install an approach to their lot. This will require approximately 20 feet of culvert and material to create the driveway – estimates/quotes of $3,450, have been received. All lot owners will be required to pay the cost of Hydro service to the property of $4,200 plus PST/GST within 45 days of the date the power is installed on the lot.

What services are included and what services will I need?

All lots require a septic holding tank. Water can be accessed by drilled well, which can often be shared by 2 or more residences or by installing a fresh water holding tank. Hydro will be provided on the street.

Can I purchase a lot subject to inspection so I can maintain the purchase price?

Yes, with a $1,000.00 deposit we will hold the lot for you at the initially offered price until you can inspect it; if you want to trade the lot for a different one you can do so.

Developer Financing

Developer financing options are available. A non-refundable deposit of $5,000 and the balance of the price to be spread out over 24 months @ 5%. Title to the property is held by the sellers until all money is paid in full, at which time it will be transferred to the buyers.

Beach Access

Lake front Lot 54 has been purchased and is being held in a joint partnership with the sellers and RM of Alonsa to create a public reserve, also providing access to all lot owners to have direct access to the beach-front.
